At Times Agents and Brokers Look Guilty of The Misunderstanding of Puffing.
Puffing is an exaggeration, it's an opinion, not a fact and that's why it's not illegal.
So when an agent states, this is a great investment, he or she should slip in......
This property is possibly a great investment.
I remember sitting with my Dad at
Freeman's Cafe in Logan years ago, about 633 south main. A real estate broker was sitting with us, he was pushing a property on my Dad. My Dad said, and I'll never forget it. He told the guy, if its such a great investment why don't you buy it yourself. Had the agent explained gross rent multiplier, net rent multiplier, gross scheduled income, other income, operating expences, effective gross income, NOI and CAP rate he may have been more convincing.
I have learned in those years to come, if you're going do puffing, be sure to back it up, you'll be more credible. Due diligence with any property is critical and should be established in the conversation when viewing the property and more so when an offer is in play.
